389 Washington, A building
I have to admit that the “A Building” , 389 Washington is one of my favorite new luxury high rise building in the Power Station Art District. If you want to live in the district and you are not so enamored by “loft living” than the Athena Condominiums , the official name for the A Building at 389 Washington, is very hard to beat. The building, like so many others in the district, owes it existence to the WALDO ( work and live overlay district) Act. The act allowed for the implementation of the previously prohibited zoning of residential and industrial usage in the same area. WALDO was adopted into the Jersey city zoning code in 2002 and was deleted in 2007.

Soaring 34 stories high the building has an elegant design with the sleek glass clad E and F line providing a balance to the more traditional brick and terraces of the rest of the building. The first 6 floors are occupied mostly by the parking garage, the lobby and the necessary administrative and maintenance rooms . The residences start on the the 7th floor and that is also where you’ll find the gym, the outdoor deck and the club room.
The 389 Washington street floor plans from the 8th floor on up stay the same all the way to the 34th floor which is designated the Penthouse floor. The homes on the north end of the building are the F -line. The K-line to the South-east
side and the E-line on the North-West side , have floor to ceiling windows and a smaller terrace on the north side of the building. Both lines are two bedroom homes. The floor to ceiling windows on the F line make great use of the building’s location offering stunning Manhattan skyline and river views.

It is very important to note that the price overall per square foot has in fact been increasing. This may be due in part more premium units being sold this year, two K line homes changed hands , 27 K and 33 K and yes the year is young however we’ll take it as a positive either way.
The rentals at 389 Washington , the A building, don’t spend a lot of time on the market so if you are in the market for a rental at the Athena Condominiums you should be ready to act quickly. The F Line affords residents spectacular sunsets and oblique views of Midtown Manhattan. At the other end of the building there are the two other two bedroom lines, the K-line and the A-line. Unlike the F and E lines, both K and A lines have large terraces instead of the floor to ceiling windows and consequently slightly less interior living space- but the same total square footage. The 389 Washington Street A building ‘s K line on the
South-east side of the building has incredible Manhattan and river views which residence can enjoy while sipping a beverage or having an alfresco dinner on the terrace. The higher floor homes, say above the 30th floor or so on both on the K and A line have drop dead gorgeous views of the harbor including the Verazano bridge and the majestic Statue of Liberty. In between the four two. bedroom lines that anchor the building at all four corners are the one bedroom lines, B, C and D on the west side offering sunset views and G, H, and J on the east side of the building offering Manhattan skyline and river views. All the one bedroom lines also have terraces.
