The Jersey City Apartments “active” list was enriched by five new two bedroom apartments last week.
Prices ranged from $420,000 to $999,900. I was pleasantly surprised to see that the quality of the apartments coming to market was very high all across the price ranges. This shows that the Downtown Jersey City market is reaching a certain level of maturity and buyers demand quality even in smaller apartments.
Van Vorst Park
First of all I have to disclose that one of my favorite building in the Grove Street area is 258 Barrow Street. The location is great, it’s right on the park, and so close to the Path, dining and all the cool things that the area has to offer.
Unit 1F is on the market offered at $725,000. This is a spacious 1130 square feet which breaks down to $642 per square. This home features a renovated master suite with refinished hardwood floors. Furthermore the new owners of this unit will also have a storage room and access to a bike storage room. Taxes and monthly maintenance are a very reasonable $5,529 and $293 respectively. In conclusion I humbly opine that this apartment represents very good value at this price in the current market.
New Jersey City Apartments Two Bedroom Listings
MLS# 170000076 at 355 7th St. is a two bedroom one bath home indicated to be 660 square feet. Listed at $420K the home comes in at $636 per square foot. The price per square foot s higher than some of the bigger apartments that came to market this week but that’s normal for smaller units. This apartment looks to be in great shape, renovated with wider plank wood floors, exposed brick and wainscoting. Because the renovations and the location this home represents classic living in a row house in Hamilton Park Jersey City. Finally taxes are $7,160 per year and monthly maintenance is $270 per month.
