Last Week’s Closings Jersey City Downtown

The later, a lovely brick row house, is at 302, 5th street, off Jersey Ave.  It was  listed as having a total of 3 bedrooms and 1 half bath. The “ground level” is described as being  a “studio used as owner’s office”  and the listing also mentions that it’s “easily converted to 1 fam”.

The home was listed back on Nov 11 2014 for $769K and closed for $16K more at$785K

The apartments that sold last week add up a total value of $6,031,500.

The most expensive one was a loft at 275 Pavonia which sold for $800,000 down $65K form the asking price of $875K or about 8.6%  difference. The 1602 square feet unit actually sold for just slightly less than the average price per square foot for the area. The selling price works out to about $499.4 per square foot. The home also comes with a 600 sq.ft private outdoor area. It was on the market for 38 days.

The home that sold for the most amount over the asking price was unit 1R at 440 Jersey Ave. This lovely one bedroom  with a small patio, closed at $322,500 a 4.4% premium to the asking price of $309,000 after being on the market for just 5 days.  At 515 squares the price comes in at $638 per square a whopping 20.2% higher than the average for the area last week
