<p>I really didn&#8217;t know what to expect when I decided to put this list together. I assumed that the list would be split between entry level apartments which by definition would have a lower price per square foot, and the really large and expensive behemoths which just by virtue of sheer size would average out to a lower price per square foot. Well, you know what they say about assumptions and this is no different.  As you can see below the list is populated by apartmetns at just about all prices ranges sizes and locations within Downtown Jersey City. It was indeed a pleasant surprise</p>

<p style="text-align: left;">The list does have a 3000 square foot seven figure property at 108 River Street, as well as a $199,000 home which is priced at about $182 per square foot. If you are  looking for a two bedroom home in Downtown Jersey City this is very good place to start your search as it will give you a good way to compare what, if any, additional value more expensive priced units have to offer.</p>
<p style="text-align: left;">What isn&#8217;t surprising is that the averages for these two apartments compare much more advantageously, from a buyers point of view, to the rest of the market. These apartmetns are bigger are listed for lower prices and are spending less time on market than the average of the two bedroom apartments currently listed in Downtown Jersey City.</p>

<p>Let’s start with what this isn’t, this isn’t a list of the least expensive two bedroom <strong>apartments</strong> in <strong>Hoboken</strong> I am working on post based on just that criteria and will publish it soon.This is a list of what I believe to be the<strong> Hoboken Two Bedroom Apartments Top 10 Best Values</strong>The list is highly subjective and is my own  pinion.  The  <strong>price</strong> per <strong>square foot</strong> was a very important criteria but there were many others. Outdoor space was a very important one as well as <strong>location</strong> and proximity to the the Path or Ferry- in general, <strong>location</strong> was probably in second place behind <strong>price</strong> per <strong>square foot</strong>.   I was very careful to  consider  taxes as that can really put a crimp in the affordability of a home. Some homes indicated that they were appealing taxes however until that&#8217;s successful I can&#8217;t add them to the list.<br />

<p>This is the <strong>Hudson</strong> County <strong>MLS</strong> (<strong>Hudson</strong> County Multiple Listing Service) list of <strong>Jersey City Apartments June Sales.</strong></p>
<p>40 apartment sold in <strong>Jersey</strong> City in the month of June to be very much in line with expectations. Of the apartment sold three of them sold at or above the offer <strong>price</strong>. The apartments sold showed a very consistent cross section of the market indicating strong interest at all price levels. Geographically buyers seemed to be equally as impartial as homes sold pretty evenly trought the Downtown region.</p>

<p>The highest <strong>price</strong> per <strong>square foot</strong> paid in June for an apartment in downtown <strong> </strong> City was $646 per <strong>square foot</strong> for unit number 3010 and 77 <strong>Hudson</strong><strong>MLS</strong> number 11003110. That home is shown as a two bedroom two bath apartment with a total area of 1007 ft.². The closing <strong>price</strong> was $691,000 just over 9% lower than the offer <strong>price</strong> of $760,000, and it so that the being on the market for 48 days.</p>

<p>And the other end of the spectrum the lowest <strong>price</strong> per <strong>square foot</strong> paid in June for <strong>Jersey</strong> City downtown <strong>apartments</strong> was $330 per <strong>square foot</strong> paid for unit 111at 443 2nd St. <strong>MLS</strong> number 110000765.  This home is a two bedroom two bath unit spanning 1180 ft.². at its selling <strong>price</strong> of $389,000 the home sold for roughly 30% lower than the average <strong>price</strong> per <strong>square foot</strong> in downtown <strong>Jersey</strong> City for the month of June. The listing was on the market for 111 days</p>

<p>Overall the highest <strong>price</strong> paid in <strong>Jersey</strong> City downtown in June 2011 was <strong>MLS</strong> # 100012189 at 25 McWilliams Place unit number 503. If you aren&#8217;t familiar with the building , it is the newer construction on the east side of Hamilton Park. McWilliams Place is the small about two block long street that formes that eastern border of Hamilton Park between 9th Street  street to the North and 8th to the South  by At 1472 ft.² the home sold for $516 per <strong>square foot</strong> just over 14% higher than the average <strong>price</strong> per <strong>square foot</strong> for the month. At its selling <strong>price</strong> of $760,000 the home change hands for 3.8% discount to its offer <strong>price</strong> of $790,000 after being on the market for 217 days.</p>

The carnival atmosphere is further enhanced by troupe  of Taiko drummers  and the traditional Japanese garb donned by dancers and by  many others  in attendance.Getting there is very easy if you come from <strong>Hoboken</strong> or Jersey City just follow <strong>River Road</strong> as it snakes it&#8217;s way trough Weehawken, West New <strong>York</strong>, Gutenberg,  <strong>North Bergen</strong>,  and finally Edgewater.  Once you get to the driving range- you can&#8217;t miss it- you are almost there. <p><strong><span style="color: #ffffff;">.</span></strong>Also higher with a number of apartments that sold at or above the offer <strong>price</strong> there were 13 such apartments in June one more than in May.It is arguable that the numbers may have been skewed  by the top two sales actually by the top three sales, the top two being at 225 River St. the W hotel and the third-place being 1025 Maxwell Lane.<span style="text-decoration: underline;">The most expensive</span> apartments sold in <strong>Hoboken</strong> New Jersey in June 2011 were units 2604 and 2501 both at 225 River St. which as you know is the W hotel.Located high on the 26th and 25 floor respectively  these very unique <strong>Hoboken</strong> apartments  each spans 1900 ft.²  and are listed as having  two bedroom two baths, a half bath,dining room and balcony overlooking the <strong>Hudson</strong> River and Manhattan skyline. Of course the new owners will have  access to the world-class amenities available in the W hotel.At their selling  <strong>price</strong> of roughly $1.74 million the homes sold at  about $916 per square foot which is just slightly more than double the average <strong>price</strong> per square foot of the other apartments sold in <strong>Hoboken</strong> in the month of June.2501 sold at  12.8% discount to the offer <strong>price</strong> of $1.99 million and 2604 sold at a 17% discount to its offer <strong>price</strong> ot just over $2 million. The home as described is a three-bedroom three baths dining room living room and kitchen home and includes &#8220;and in law suite&#8221;. Among current homeowners, four-in-ten (39 percent) say they would not have been able to buy their current home if they been required to make a 20 percent down payment.Having enough money for a down payment and closing costs is the largest obstacle that makes housing too expensive and unaffordable (82 percent say it is a “huge” or “medium-<strong>size</strong>” obstacle).Two in every three Americans (67 percent) oppose eliminating the home mortgage interest deduction as one part of a plan to reduce the federal deficit. Underscoring the intensity of this opinion, a majority of Americans (51 percent) strongly oppose eliminating it.Even more Americans (73 percent) believe that eliminating the home mortgage deduction would have a negative impact on the <strong>American</strong> housing <strong>market</strong>, while 65 percent say it would have a negative impact on the overall economy.While fewer Americans than in the past agree, the overwhelming majority (72 percent) still say that buying a home is a good financial decision.
