<p>This is a list of what I believe to be th<strong>e  Best Two Bedroom Values in Downtown Jersey City Real Estate</strong>. The list is highly subjective and is my own  pinion.  The  <strong>price</strong> per square foot was a very important criteria but there were many factors that we considered. And yes how the home showed it was very important.  </p>

<p>Outdoor space was also a major consideration as well as location and proximity to the the Path or Ferry- after all commuting ease is one pf the main reasons people buy <strong>Downtown</strong> <strong>Jersey City Real</strong> <strong>Estate</strong>.   I was very careful to  consider  taxes as that can really put a crimp in the affordability of a home.</p>

<p>In general I did skip the homes with higher taxes but some may think that one or two that made  Best Two Bedroom Values in <strong>Downtown</strong> <strong>Jersey</strong> City <strong>Real</strong> <strong>Estate</strong> list should not be on there because of the high taxes.  I fully sympathize with that point and maybe we’ll do a future post containing a list of the lowest  taxes for the Best Two Bedroom Values in <strong>Downtown</strong> <strong>Jersey</strong> City <strong>Real</strong> <strong>Estate</strong>.</p>
<p>If you are lamenting the lack of <strong>Newport Mall</strong> waterfront homes on this list, take heart. I am doing a new post on just that , The T<strong>op 10 Best Jersey City Waterfront Two Bedroom Values </strong>. It&#8217;s coming very soon so come back and visit often.<br />
Like in Hoboken and Manhattan the <strong>market</strong> in <strong>Downtown</strong> <strong>Jersey</strong> City is heating up and well priced homes will not stay on the <strong>market</strong> for long. <p>I really didn&#8217;t know what to expect when I decided to put this list together. I assumed that the list would be split between entry level apartments which by definition would have a lower price per square foot, and the really large and expensive behemoths which just by virtue of sheer size would average out to a lower price per square foot. Well, you know what they say about assumptions and this is no different.  As you can see below the list is populated by apartmetns at just about all prices ranges sizes and locations within Downtown Jersey City. It was indeed a pleasant surprise</p>

<p style="text-align: left;">The list does have a 3000 square foot seven figure property at 108 River Street, as well as a $199,000 home which is priced at about $182 per square foot. If you are  looking for a two bedroom home in Downtown Jersey City this is very good place to start your search as it will give you a good way to compare what, if any, additional value more expensive priced units have to offer.</p>
<p style="text-align: left;">What isn&#8217;t surprising is that the averages for these two apartments compare much more advantageously, from a buyers point of view, to the rest of the market. These apartmetns are bigger are listed for lower prices and are spending less time on market than the average of the two bedroom apartments currently listed in Downtown Jersey City.</p>

<p>This is the <strong>Hudson</strong> County <strong>MLS</strong> (<strong>Hudson</strong> County Multiple Listing Service) list of <strong>Jersey City Apartments June Sales.</strong></p>
<p>40 apartment sold in <strong>Jersey</strong> City in the month of June to be very much in line with expectations. Of the apartment sold three of them sold at or above the offer <strong>price</strong>. The apartments sold showed a very consistent cross section of the market indicating strong interest at all price levels. Geographically buyers seemed to be equally as impartial as homes sold pretty evenly trought the Downtown region.</p>

<p>The highest <strong>price</strong> per <strong>square foot</strong> paid in June for an apartment in downtown <strong> </strong> City was $646 per <strong>square foot</strong> for unit number 3010 and 77 <strong>Hudson</strong><strong>MLS</strong> number 11003110. That home is shown as a two bedroom two bath apartment with a total area of 1007 ft.². The closing <strong>price</strong> was $691,000 just over 9% lower than the offer <strong>price</strong> of $760,000, and it so that the being on the market for 48 days.</p>

<p>And the other end of the spectrum the lowest <strong>price</strong> per <strong>square foot</strong> paid in June for <strong>Jersey</strong> City downtown <strong>apartments</strong> was $330 per <strong>square foot</strong> paid for unit 111at 443 2nd St. <strong>MLS</strong> number 110000765.  This home is a two bedroom two bath unit spanning 1180 ft.². at its selling <strong>price</strong> of $389,000 the home sold for roughly 30% lower than the average <strong>price</strong> per <strong>square foot</strong> in downtown <strong>Jersey</strong> City for the month of June. The listing was on the market for 111 days</p>

<p>Overall the highest <strong>price</strong> paid in <strong>Jersey</strong> City downtown in June 2011 was <strong>MLS</strong> # 100012189 at 25 McWilliams Place unit number 503. If you aren&#8217;t familiar with the building , it is the newer construction on the east side of Hamilton Park. McWilliams Place is the small about two block long street that formes that eastern border of Hamilton Park between 9th Street  street to the North and 8th to the South  by At 1472 ft.² the home sold for $516 per <strong>square foot</strong> just over 14% higher than the average <strong>price</strong> per <strong>square foot</strong> for the month. At its selling <strong>price</strong> of $760,000 the home change hands for 3.8% discount to its offer <strong>price</strong> of $790,000 after being on the market for 217 days.</p>

</strong></strong></h2>
<p>This is the <strong>Hudson County</strong> MLS (<strong>Hudson County</strong> Multiple Listing Service) list <strong>Jersey City Apartments sold in May 2011 </strong>in Downtown <strong>Jersey</strong> City. The screaming headline should be that <span style="color: #ff0000;">SEVEN HOMES SOLD AT OR ABOVE THE ASKING PRICE!</span> Honestly, I don&#8217;t remember the last time we had this many homes sold at or above the asking price in one month?</p>
<p>There were 27 reported<strong> Jersey City apartments sold in May, </strong>a very strong showing by any measure for a total price of just over $14 million total sales.</p>

<p>First place was taken by MLS#<strong> 100015545 </strong>at  174 WASHINGTON,  a stunning 1800 square foot Penthouse at the Sugar House lofts with a terrace that is almost as big at the apartment itself.  At $1.1 million the home sold at a 6.4% disocunt to the asking price, almost twice the discount of the other<strong> Jersey City apartments sold in May. </strong>The selling price was $75K lower than the asking price and $200K lower than the original asking price. The final sale price put the home at just over $611 per square foot a very impressive  31% above price per square foot for the month but very much in line with prices paid for such unique, spectacular properties.</p>
<p>Second place was taken by a property at the Crystal Point , 2 Second St.</p>

<p>One home that stands out is MLS # 110004125 at 297.5 Montgomery street.  The home spans 20000 square feet overlooking Van Vorst Park and at  $820,000 it changed hands for $410 per square foot ,11.6%  lower than  the average Jersey City apartments sold in May in the Downtown area. The  apartmetn also has a roof deck and the kind of amenities that you would  expect in a home at that price range. What really makes this property a  stand out is that it actually sold  for 2.5% higher than the offer  price of $799,000.</p>
